Business model

The company acts as the operator of the space: it leases the building long-term and hands each unit over, ready to trade, to independent restaurant brands. Each operator pays a monthly rent and a common-services charge that covers shared costs such as wifi, sports broadcasts and the upkeep of common areas. On top of this come the sponsorship agreements with drinks brands.

The buyer does not run kitchens or front-of-house staff: their role is to manage the space, keep it occupied and drive footfall through marketing and events.

Identified growth potential

Today the asset generates almost exclusively rental income. A buyer who wants to take an active management role can add:

  • Events and private hire of the space: companies, presentations, ticketed nights. The weekly closing day leaves a free day that can be marketed.
  • Sponsorship and advertising: screens, sponsored areas and renegotiation of agreements with drinks brands.
  • Central purchasing of drinks and consumables for all the units.
  • A bar of its own, run by the operator of the space.
  • A central till for the whole food hall: visibility of actual sales, customer data and a basis for turnover-based rents.
  • Sales-linked rent in new leases: a fixed amount plus a percentage of turnover.
  • Additional space in the building, currently not in commercial use.
  • Replicating the concept in other cities that do not have a food hall.

Buyer profile

  • Hospitality groups and restaurant operators that want to enter or grow in the Valencian Community.
  • Investors and family offices looking for an income-producing asset whose management can be delegated.
  • Entrepreneurs with experience in hospitality, leisure or managing retail spaces.

Why now

The founders have completed the investment and the start-up. The buyer acquires a finished asset, with occupied units and a brand that is well known in its area, without taking on construction or launch risk.
