What affects the value of construction and refurbishment businesses in Castellón
A building contractor is valued by looking ahead. The contracted order book, with its expected margin and schedule, says more than the last financial year's profit, which may depend on one or two exceptional projects. Prepare a list of projects in progress and awarded, with the amount outstanding, actual progress and expected margin, and explain how that margin has behaved on previous projects.
The second block is the risks that remain after handover. Claims for defects in completed projects, retentions held as guarantees, bank guarantees given to clients or to public authorities, and disputes with subcontractors are reviewed in detail. A buyer will usually ask for specific warranties in the contract or for part of the price to be retained to cover them.
In refurbishment, value rests on reputation and on the ability to generate jobs without the owner preparing every quote. Reviews, the website, agreements with interior designers, architects or estate agents, and an in-house team of reliable tradespeople are what make the business transferable. If the company subcontracts almost everything, the buyer will want to know which subcontractors it works with and on what terms.
For firms that bid for public works, the contractor classification, the accredited solvency and the track record of awards are part of the asset. It is worth checking with a legal adviser how they are maintained after a change of ownership.

Frequently asked questions
The INE counts 4,996 active construction companies in the province and 5,551 establishments, of which 2,868 are in construction of buildings.
If the shares are sold, the company continues to carry them out. What is negotiated is how their result is shared: normally each open project is valued and the price is adjusted according to what has been collected, invoiced and is outstanding at the completion date.
Because in construction, claims can arise for projects handed over months or years before the sale. Holding back part of the price for a period, or agreeing specific warranties, covers that risk without blocking the transaction.
There is no fixed rule. Refurbishment usually involves more customers and smaller jobs, which spreads the risk; new build concentrates larger amounts in a few clients. The value depends on the stability of the margin, the order book and the dependence on the owner.
Accounts for several financial years, a list of projects in progress and awarded, a schedule of guarantees and retentions, contracts with the main subcontractors, insurance, contractor classification if you have it, and a summary of open claims or disputes.
Contractors that want to add a team, customers or classification, trade firms looking to offer the complete job, site supervisors or site managers from the company's own staff and, to a lesser extent, investors who have a manager to run it. For almost all of them, the people and the order book weigh more than the machinery.
