Hospitality and restaurant businesses in Valencia: buying, selling and valuation
Hospitality in the province of Valencia totalled 15,833 active establishments as of 2025, 44.1% of those in the Valencian Community (Comunidad Valenciana). The vast majority are food and beverage outlets, with 14,565 premises across restaurants, bars and cafés, compared with 1,268 in accommodation services. Here, Valencia means the province of Valencia, not only the city.
On the accommodation side, the Hotel Occupancy Survey (Encuesta de Ocupación Hotelera) of the INE (Spanish National Statistics Institute) counted 3,688,011 travellers and 8,744,136 overnight stays in hotel establishments in the province during 2025. The survey covers hotels only, so it leaves out tourist apartments, campsites, rural houses and private holiday lets.

What affects the value of hospitality and restaurant businesses in Valencia
In a bar or restaurant, the premises are almost everything. The buyer will want to see the full lease: how many years remain, how the rent is reviewed, whether it allows assignment of the lease or subletting, and what it says about works. A profitable business with a lease that expires soon or cannot be transferred loses much of its appeal.
The activity licence and what it permits are the second filter. Premises licensed for a kitchen with smoke extraction are not the same as premises that can only serve food without cooking, nor is an authorised terrace the same as one that depends on annual renewals. Checking that everything is in order with the town council before announcing the sale prevents the deal from falling through at the last moment.
Hospitality accounts often need tidying up beforehand. The buyer will recalculate profit with a market salary for a manager if the owner works in the business without drawing a wage, and will distrust sales that are not reflected in the accounts. What is not declared simply cannot be sold.
In accommodation, the factors change: the category, the condition of the rooms, dependence on booking platforms, occupancy across the year and pending investment. In both cases, a stable kitchen and front-of-house team and solid reviews sustain the business when the owner changes.

Frequently asked questions
Not always. In a typical traspaso (transfer of a business lease and its assets), the business operating from the premises is transferred, with its fittings and the tenant's position in the lease; selling the company means transferring it in full, with its debts and contracts. Each approach has different tax and legal consequences, so it is worth confirming this with an adviser.
It depends on the lease and on how the sale is structured. If the shares are sold, the lease continues with the same company, unless there are change-of-control clauses. If the business is sold and the lease says nothing to the contrary, Article 32 of the Ley de Arrendamientos Urbanos (Spanish Urban Leases Act) allows the lease of the premises to be assigned without the landlord's consent, provided the landlord is notified, and entitles the landlord to raise the rent; many leases limit or prohibit this. Reviewing it with a legal adviser before looking for a buyer is essential.
No. The INE's Hotel Occupancy Survey only covers hotel establishments. Tourist apartments, campsites, rural accommodation and homes let between private individuals are left out of those travellers and overnight stays.
The buyer will look at the full year, not the best months. Seeing turnover month by month over several financial years lets them understand whether the quiet months generate losses and how much working capital they will need to get through them.
The lease, the activity licence and terrace permits, accounts and taxes for the last few financial years, a staff list, an inventory of machinery and furniture and, if any, certificates for installations such as gas or smoke extraction.
Restaurateurs who want to open another venue without starting from scratch, restaurant groups looking for specific locations, professionals in the sector who make the leap to ownership and, in accommodation, chains or investors interested in the property and its operation.
